Chanote

Chanote, a freehold title giving the owner the right to leave the land unused, is the only Land Title which gives complete ownership rights. The person(s) named in the deed may use it as proof of ownership in all legal undertakings. The deeds are registered at the Land Department in the province in which the land is located and transfers are immediate. However, if the land is sub-divided in more than 9 plots, the owner must follow Section 286 of the Land Allotment Law.

Chanote titles contain a description of the land, its size, and its limits defined by satellite imaging in relation to a National Survey Grid. The land is measured precisely and marked with numbered posts set in the ground. The Land Department intends to generalize the Chanote title system in the whole country.

Nor Sor 3 (Saam) Gor

This certifies that the person named on the certificate has the right to use the land and that all the requirements of a Chanote have been met. The holder may sell, lease, use the land as he wishes, or mortgage it. However, he cannot leave the land unused for more than 12 years. Under certain conditions, it is possible to transform this title into a Chanote.

With this deed, the land is defined with parcel points and accurately mapped at a standard scale of 1:5000 showing adjoining plots. It is however less accurately plotted than a Chanote land. Land covered by this type of deed may be sub-divided.

Chanote and Ngor Sor 3 Gor are the only titles which give real ownership rights and, consequently, should be the only ones a foreigner should consider.  

Sor Gor 1 (Nung)

This title is only an ownership identification for Real Estate Tax purposes. It gives its holder no ownership rights whatsoever.
